Can you hold a place before I apply?
No. Properties are offered on a first-come, first-served basis once a completed application has been submitted and approved. We do not hold properties without an approved application. If you are interested in a home, we recommend applying promptly. -
What is required to move in?
Move-in costs typically include the first month’s rent and a security deposit, both due prior to taking possession of the property. Additional requirements, if any, will be clearly outlined during the application and approval process. -
How old do I have to be to apply?
All applicants must be at least 18 years of age or legally able to enter into a binding lease agreement. -
Is the security deposit refundable?
Security deposits are refundable in accordance with the lease agreement and applicable laws. Deductions may be made for unpaid rent, damages beyond normal wear and tear, cleaning required beyond standard turnover, or other lease violations. A detailed disposition will be provided after move-out. -
When is a co-signer required?
A co-signer or guarantor may be required if an applicant does not meet income, credit, or rental history qualifications. Co-signers must meet all financial requirements and sign a legally binding guarantor agreement. -
How do I apply for a property?
Applications are submitted online through our application system. A completed application, application fee, and required documentation such as proof of income and identification are necessary for consideration. Incomplete applications are not processed. -
How do I pay rent?
Rent is paid through the resident portal using approved electronic payment methods. Payment instructions and due dates are outlined in the lease agreement. Rent is due on the date specified in the lease, and late payments are handled in accordance with lease terms. -
Can I get a pet?
Pets are only permitted if specifically allowed under the lease agreement. Approval must be obtained before bringing a pet into the home. Unauthorized pets are a lease violation and may result in fees or other action. -
I want to move out, but my roommate wants to stay. What happens?
All tenants listed on the lease are jointly and severally responsible for the full lease term. If one tenant wishes to vacate, the remaining tenant must independently qualify and be approved to assume the lease, or an approved replacement must be secured. Changes are not automatic and require management approval. -
My lease is ending and I plan to move out. What do I need to do?
Written notice is required prior to vacating, in accordance with the notice period specified in your lease. Notice must be submitted through the designated process outlined in your lease agreement. Failure to provide proper notice may result in additional charges. -
Who is responsible for repairs and maintenance?
Homestead Charleston coordinates and manages routine maintenance and necessary repairs for the property. Residents are responsible for promptly reporting maintenance issues through the resident portal. Damage caused by misuse, negligence, or unauthorized modifications may be charged back to the resident as outlined in the lease. -
What should I do if there is an emergency after hours?
Emergency contact procedures are provided to residents at move-in. Emergencies should be reported immediately using the designated emergency contact method. Non-emergency requests should be submitted through the resident portal during normal business hours.
