With open communication at the forefront of our philosophy, Homestead Charleston's program begins with a homeowner consultation during which your individual home care expectations and maintenance objectives are discussed. This dialogue helps to identify areas where our preventive maintenance plan might be most valuable to your property and enables us to start compiling a customized program designed specifically for your home's needs. We will discuss the inpsection process and begin analizing.

INITIAL Inspection (The "Deep Audit")
Performed once upon contract signing to establish a baseline and create the homeowner dashboard.
- Professional Full Home, Roof, and Foundation Inspection: Perform a professional inspection company.
- Create the Homeowner Dashboard to monitor maintenance schedules, five-year cost forecasts, home value, home inventory, and other features.
- Warranty Consolidation: Digitize all active warranties into the Homeowner Dashboard.
- Asset Tagging: Locate, photograph, and catalog all major mechanical, electrical, and plumbing (MEP) assets (Make, Model, Serial Number, Age).
- Emergency Mapping: Label all main utility shut-offs (Water, Gas, Electrical) and distribute a digital map to the owner. Optional, depending on the professional inspector services.
Creating the Custom Plan
A custom 12 month maintenance plan covering all your home’s systems will be created to guide execution and drive open communication.

Executing the Custom Plan
With a project manager assigned to keep you informed throughout each step of the process, your customized program runs smoothly and efficiently. While Homestead Charleston only employs vetted, licensed and insured contractors who are experts in their respective fields, the PM continually assesses any and all work performed. Maintenance work is always reviewed and documented with the date of completion so that future inspections can be kept up-to-date and scheduled accordingly. Your project manager is tasked with orchestrating all maintenance schedules and will also assist you in establishing an account in our Homestead Charleston homeowner dashboards, through which all scheduling will be coordinated. Strict confidentiality protocols are upheld to protect the privacy of clients and exceptional support is provided to clients throughout the implementation of the program.
Scheduled Property Inspections. Inspections are tailored to each residence based on size, age, construction type, and usage. During routine interior and exterior walkthroughs, we evaluate overall condition, visible wear, early signs of damage or deterioration, and property-specific risk areas. These inspections allow us to identify concerns early and take action before they impact comfort, safety, or long-term preservation.
Systems Monitoring. Key home systems are routinely reviewed to confirm proper operation and identify irregularities early. This includes monitoring HVAC performance, plumbing fixtures and visible lines, electrical components, roofing, and exterior elements. Findings are documented and addressed proactively to avoid deferred maintenance and system failure.

Seasonal readiness planning is built into our inspection process, including preparation for heat and humidity, storm exposure, and seasonal system adjustments. This forward-looking approach reduces emergency response needs and helps protect the home from avoidable damage.
Maintenance Scheduling & Documentation. All maintenance activity is scheduled, tracked, and documented to create a comprehensive service history for the residence. This documentation supports long-term planning, reduces repeat issues, and provides owners with clarity into how the home is being maintained over time.
Vendor Coordination & Follow-Through. When maintenance or repairs are required, Homestead Charleston coordinates and oversees all vendor activity. This includes scheduling service, confirming scope and expectations, and verifying completion and quality. Owners are kept informed without being required to manage vendors or oversee work directly.
