Homestead Charleston operates on a single, all-inclusive pricing model for property management. There are no tiered packages, no ancillary fees, and no surprise charges. If we manage your property, we take responsibility for the entire operation.

Our fee structure is intentionally simple so expectations are clear from the beginning and decision-making is never driven by add-on costs.

Property Management Fee

Homestead Charleston charges a flat 15% monthly management fee.

This fee covers the full scope of property management services required to operate, maintain, and protect your rental home. There are:

  • No Leasing Fees
  • No Admin Fees
  • No Maintenance Coordination Fees
  • No Annual Inspection Fee (at renewal time)
  • No Renewal Fees
  • No Administrative Charges

We do not itemize basic responsibilities because they are not optional services. They are the job.

We are not incentivized to have vacancies - this puts us aligned with you the Owner

What’s Included

The management fee includes, without exception, all standard property management functions, including but not limited to marketing and leasing, tenant screening and placement, rent collection, resident communication, preventative maintenance oversight, vendor coordination, inspections, financial reporting, owner portal access, and compliance-related coordination.

If a responsibility is reasonably expected of a professional property manager, it is included.

MARKETING & LEASING

Each property is evaluated individually and positioned to attract qualified residents without compromising long-term asset value. Homestead Charleston conducts a property-specific rental market analysis and applies strategic pricing and positioning to reduce vacancy while protecting the integrity of the home. We manage the full marketing and leasing process, including marketing execution, inquiry handling, application processing, and lease execution. There are no leasing fees, marketing charges, or placement upcharges. Leasing is a core responsibility, not an add-on.

TENANT SCREENING & PLACEMENT

Filling a vacancy is not the objective. Placing the right resident is. Homestead Charleston applies a thorough screening process that includes background and credit review, income verification, and evaluation of rental history. We manage the entire process from application through move-in, ensuring consistency, compliance, and quality control. There are no placement fees or administrative charges associated with tenant screening or onboarding.

RENT COLLECTION & RESIDENT MANAGEMENT

Consistent rent collection is essential to predictable cash flow and long-term performance. Homestead Charleston manages rent collection, enforcement, and resident communication related to payments, including delinquency follow-up when necessary. Owners are not involved in routine resident payment issues or tracking. This responsibility is fully handled as part of our management model, without additional fees.

MAINTENANCE & PREVENTATIVE CARE

Maintenance is not a profit center at Homestead Charleston. It is a protection strategy. Our approach emphasizes preventative care, early issue identification, and disciplined oversight to preserve the condition of the asset and reduce emergency repairs. We conduct detailed move-in and move-out inspections, coordinate preventative maintenance, manage issue resolution, and oversee vendors to ensure quality and accountability. There are no maintenance coordination fees or standard oversight markups. Protecting the asset is part of the job.

FINANCIAL REPORTING & TRANSPARENCY

Owners receive clear, consistent financial visibility at all times. Homestead Charleston provides access to monthly income and expense statements, repair and maintenance documentation, and tax-ready financial records through the owner portal. Reporting is straightforward, accessible, and designed to support informed ownership without unnecessary complexity.

EVICTION PROTECTION

While our screening process significantly reduces risk, legal action may occasionally be required. Homestead Charleston manages simple, uncontested evictions and coordinates the legal process on the owner’s behalf. Where applicable under the management agreement, eviction-related costs are covered. This protection is built into the management model and is not treated as an add-on service.
