A Maintenance Plan Before We Collect a Dime of Rent

Before we place a tenant, every property goes through a complete preventive maintenance evaluation. We identify deferred maintenance, address it upfront, and build a custom annual maintenance plan so you know exactly what to expect — no surprises, no guesswork.

What our onboarding includes:

A full property inspection covering every major system — HVAC, plumbing, electrical, roof, exterior, appliances, and more. We document existing issues, correct deferred maintenance before it becomes an emergency, and create a transparent annual maintenance calendar with projected costs. The result: you see what's coming, you budget accordingly, and your property stays ahead of problems instead of reacting to them.

This is included in both pricing models. Most management companies skip this step entirely — which is why their owners get hit with unexpected repair bills throughout the year.

Based on $5,000/month rent, one tenant placement, and $5,000 in maintenance during the year. Traditional fees include renewal ($250), inspection ($150), and onboarding ($300).

Why $5,000 in maintenance? A widely used industry guideline is to budget 1% of a property's value per year for maintenance. A home renting for $5,000/month is typically valued between $500,000 and $700,000, putting the expected annual maintenance at $5,000–$7,000. That covers routine items like HVAC servicing, plumbing repairs, appliance issues, exterior upkeep, and minor wear-and-tear between tenants — not major capital improvements like a roof replacement or full HVAC system, which are the owner's responsibility and not included in this estimate.

A 10% rate sounds lower than 13% — until you add the fees. In a typical year with one tenant turnover, the "10%" model actually costs you over 16%. The All-Inclusive model saves you $1,900 a year with complete predictability.
