Estate Management is not priced per task, per visit, or per request. It is structured as an ongoing relationship in which Homestead Charleston serves as your local representative and single point of accountability for the care and oversight of your home.
Services are delivered through a monthly retainer model designed to provide consistent oversight, proactive planning, and responsive coordination. This structure eliminates the need to track hours, approve individual line items, or manage incremental charges, allowing the home to be cared for holistically rather than transaction by transaction.
Monthly Estate Management Retainer
Homestead Charleston’s Estate Management services are provided under a flat monthly retainer, determined by the size, complexity, and use of the home.
The retainer covers the full scope of estate oversight, including an initial full home professional inspection, maintenance inspections, preventative maintenance coordination with execution, vendor management, capital planning support, and project oversight as outlined in the Estate Management services pages.
There are no per-visit fees, no coordination charges, and no transactional billing for routine estate management responsibilities.
What the Retainer Covers
The monthly retainer includes comprehensive oversight of the residence and all supporting activities required to keep the home operating smoothly. This includes proactive inspections, ongoing maintenance coordination with execution, vendor oversight, home watch and monitoring, arrival preparation, documentation, reporting, and strategic guidance related to the care and preservation of the home.
If an activity falls within the reasonable scope of managing and overseeing the home, it is included in the retainer. The goal is simplicity, predictability, and continuity of care.
What Is Not Included
Third-party costs such as emergency services, or major capital projects are not included in the retainer and are billed directly to the owner. Homestead Charleston does not mark up vendor invoices or profit from third-party work.
The retainer covers oversight, coordination and execution of the ongoing preventive maintenance package deemed appropriate for your home.
