I've walked in your shoes. In 2004, when military orders sent me across the country, I hired my first property manager for a rental I owned. That experience—and the several others across multiple states that followed —opened my eyes to everything that's broken in traditional property management.

The frustrations piled up. Excessive fees that didn't align with the service provided. Managers profited more when maintenance costs ran higher and tenants turned over —the exact opposite of what should happen. Reactive approaches that waited for water heaters to fail and cause thousands in damage rather than tracking their age and replacing them proactively. No comprehensive inventory of appliances and equipment. No preventive maintenance strategy. Just a cycle of expensive emergencies and misaligned incentives.

After years in the military and business consulting, I realized the solution wasn't finding a better property manager—it was building an entirely different system.
